Location checks
Visit at the wrong time of year. A beach village in August can feel very different in February. Check noise, parking, road access, water pressure, internet, heating, and local services.
Ask how long similar properties take to sell. A cheap property in a thin market can be hard to exit.

Look beyond the view. Test the road at night. Check winter flights. Ask about water supply, waste collection, heating, damp, and local trades. Walk to shops, beaches, and transport rather than judging distance on a map.
