Greece Golden Visa Property Thresholds: What Buyers Should Check Before Signing

Start with this rule

Do not buy a property for Golden Visa reasons until your lawyer has checked the current threshold, location, property type, and application route.

Greek Golden Visa rules have changed several times. Some areas and property types need a higher spend. Some special cases may allow a lower route. Small details can change the result.

Questions to answer before you offer

  • What minimum investment applies to this exact property?
  • Can the threshold be met with one property, or more than one?
  • Is the property in a high-threshold zone?
  • Does the size or use of the property affect eligibility?
  • Is conversion, restoration, or commercial-to-residential use involved?
  • Does short-term rental use affect your plan?
  • Who will hold the title: one buyer, spouses, or a company?
  • What documents and timing does the immigration lawyer need?

Property first, visa second can be risky

A home can be excellent but not suitable for the residency plan. The reverse is also true. A Golden Visa asset can meet the rules but be a weak lifestyle or resale choice.

Build two checklists. One covers immigration eligibility. The other covers property quality. Only proceed when both are green.

Watch the timing

The purchase timeline and the visa timeline are not the same thing. You may need bank records, proof of funds, translations, family papers, health cover, and appointment slots. A delay in one file can slow the other.

If you need residency by a certain date, ask your lawyer to map the steps before you reserve a property.

Keep the plan simple. Do not rely on a sales pitch. Ask for the rule, the threshold, and the document list in writing.

Practical buyer tip

Ask for a written Golden Visa memo before signing the notarial deed. It should name the property, address, price, threshold, buyer structure, expected documents, and key risks.
