Greece Golden Visa Property Thresholds: What Buyers Should Check Before Signing
Golden Visa buyers should confirm the exact threshold, location, property type, ownership structure, and rental limits before signing a Greek purchase.

Start with this rule
Do not buy a property for Golden Visa reasons until your lawyer has checked the current threshold, location, property type, and application route.
Greek Golden Visa rules have changed several times. Some areas and property types need a higher spend. Some special cases may allow a lower route. Small details can change the result.
Questions to answer before you offer
- What minimum investment applies to this exact property?
- Can the threshold be met with one property, or more than one?
- Is the property in a high-threshold zone?
- Does the size or use of the property affect eligibility?
- Is conversion, restoration, or commercial-to-residential use involved?
- Does short-term rental use affect your plan?
- Who will hold the title: one buyer, spouses, or a company?
- What documents and timing does the immigration lawyer need?
Property first, visa second can be risky
A home can be excellent but not suitable for the residency plan. The reverse is also true. A Golden Visa asset can meet the rules but be a weak lifestyle or resale choice.
Build two checklists. One covers immigration eligibility. The other covers property quality. Only proceed when both are green.
Watch the timing
The purchase timeline and the visa timeline are not the same thing. You may need bank records, proof of funds, translations, family papers, health cover, and appointment slots. A delay in one file can slow the other.
If you need residency by a certain date, ask your lawyer to map the steps before you reserve a property.
Keep the plan simple. Do not rely on a sales pitch. Ask for the rule, the threshold, and the document list in writing.
Practical buyer tip
Ask for a written Golden Visa memo before signing the notarial deed. It should name the property, address, price, threshold, buyer structure, expected documents, and key risks.

The threshold is determined by the route and location
The current Greek property-led Golden Visa framework is tiered. Enterprise Greece describes a EUR 800,000 minimum in specified high-demand markets, including greater Athens, greater Thessaloniki, Mykonos, Santorini and islands with populations above 3,100.
It describes a EUR 400,000 minimum in other areas and EUR 250,000 routes for qualifying industrial or other non-residential buildings converted into housing and for qualifying historic buildings.
These are programme rules, not a valuation of the property.
Golden Visa screening

The 120 square metre rule matters
Enterprise Greece states that residential real estate acquired by investors under the standard property routes must be at least 120 sq m.
A listing that reaches the monetary threshold is therefore not automatically sufficient.
Ask your immigration lawyer to confirm how the floor-area rule applies to the exact property and acquisition structure before you pay a deposit.
The EUR 250,000 route is a different category
The lower threshold is linked to specified property categories rather than simply cheaper residential markets.
A conversion property can require technical, planning and construction work. A historic property can involve restoration obligations and additional approvals.
The investor should therefore compare the lower residency threshold with the actual project risk, timetable and finished property value.
Read \1 if the route involves an older or protected building.
Short-term rental is restricted for Golden Visa property
Enterprise Greece states that residential real estate acquired under the programme is prohibited from short-term rental use.
That restriction can materially change an investor's expected return.
Do not use Airbnb-style income projections to justify a Golden Visa purchase unless your immigration and property advisers have confirmed that the exact route and use are permitted.
The broader \1 explains the tax and operating framework for properties that are eligible to operate in that market.
Confirm the address, not just the marketing area
A property marketed as "Athens," "Thessaloniki" or on an island may sit close to a threshold boundary or within a municipality whose treatment needs confirmation.
Do not rely on an agent's description of the location category.
Ask for a written eligibility conclusion tied to the property address and legal documentation.
Residency and property quality should be tested separately
A residence permit has value to the investor, but the real estate still needs a normal investment case.
Ask what comparable properties sell for, who the ordinary future buyer might be, whether the building has a clean title and technical file, and whether the property works for personal use or permitted rental.
The Greek Property Due Diligence Checklist should be applied even when immigration eligibility is the main objective.
Market thresholds do not equal market value
Bank of Greece provisional Q2 2026 data show national apartment prices up 5.5% year-on-year. Athens was up 5.0%, Thessaloniki 4.7%, other cities 5.4% and other areas 7.1%.
The Golden Visa minimum is a regulatory threshold. It does not prove that a EUR 800,000 property is worth EUR 800,000 or that a EUR 400,000 property is fairly priced.
Request local comparable evidence and professional valuation where appropriate.
Add transaction costs to the programme threshold
The qualifying investment amount is not the complete cash requirement.
AADE states that real-estate transfer tax is generally 3% of taxable value, with the statutory municipal levy on the main tax. Legal, notary, registration, engineering, translation, immigration and ownership costs are separate.
Use the buying costs guide when setting the budget.
The documentation path matters
The Ministry of Migration and Asylum publishes documentation requirements for the Golden Visa process, including notarial and property-registration evidence.
Your immigration lawyer should provide the current document list for your route and coordinate it with the property lawyer and notary.
Do not assume a property agent is responsible for the residence application unless that is a separate professional service.
Where should a Golden Visa buyer look?
First decide which thresholds fit the budget. Then choose locations you would be willing to own even if the residency programme changed later.

A pre-offer Golden Visa checklist
Before making a binding commitment, confirm:
- The threshold for the exact location and route.
- The property's qualifying category.
- The applicable floor-area rule.
- Intended use and rental restrictions.
- Title and technical due diligence.
- Full investment and transaction budget.
- Required payment evidence.
- Immigration documentation and timing.
The longer Golden Visa property investment guide explains how to combine those checks with investment analysis.
