Operator and agreement
GreekHomes is operated by Lister Labs Pty Ltd (ABN 56 699 566 740, ACN 699 566 740) under the registered business name Greek Homes. By using an account, publishing a listing, sending a marketplace message or purchasing a paid service, you agree to these Terms and any additional checkout terms shown for that service.
Marketplace role
GreekHomes provides a marketplace, discovery tools and communications software. We are not the seller, buyer, landlord, tenant, real estate agent, conveyancer, lawyer, lender, tax adviser or guarantor in a property transaction unless expressly stated otherwise.
Listings and professional profiles
Advertisers and property professionals are responsible for ensuring that their identity, authority, licensing claims, listing facts, price, availability, images and other statements are accurate and lawful. GreekHomes may require information to be corrected, place a listing back into draft, refuse publication or remove content that is incomplete, misleading, unlawful or unsafe.
Buyer enquiries and communications
When you send a property enquiry, you authorise GreekHomes to provide the contact details and message you submit to the advertiser responsible for that listing. Users must communicate lawfully and must not send spam, harassment, deceptive offers or harmful content.
Due diligence
Property information can change and third-party content may contain errors. Buyers and renters must independently verify ownership, title, boundaries, planning and building matters, permits, condition, price, taxes, fees, rental rules, financing and any other fact material to a transaction using appropriately qualified professionals.
Accounts and acceptable use
You must provide accurate account information, keep access credentials secure, respect applicable laws and the rights of other users, and avoid fraud, scraping that disrupts the service, malware, impersonation, abusive conduct or infringement. We may limit or suspend access where reasonably necessary to protect users, the platform or legal compliance.
Paid services
Paid promotion and professional subscriptions are optional services. The price, billing period and included features are shown before checkout. Recurring services continue for the stated billing period until cancelled through the available billing controls. Payment processing is provided by Stripe. Taxes may be added where required by law or payment configuration.
Cancellations, refunds and consumer rights
You can cancel recurring services through the available billing controls so they do not renew after the current paid period. Refunds for completed promotional periods or subscription time already supplied are not automatic, but we will provide refunds or other remedies where required by applicable law or where GreekHomes agrees that a paid service was not supplied as described. Nothing in these Terms excludes rights that cannot lawfully be excluded.
Moderation and removal
GreekHomes may investigate reports and may restrict, unpublish or remove listings, profiles, messages or accounts where reasonably necessary for fraud prevention, user safety, legal compliance, platform integrity or enforcement of these Terms. We may preserve records where needed for security, disputes or legal obligations.
Intellectual property
You retain rights in content you submit. You grant GreekHomes the non-exclusive rights reasonably required to host, reproduce, resize, display and distribute that content through the marketplace and its promotional surfaces while it is published. You must have the rights and permissions needed for content you upload.
Service availability and liability
We work to keep GreekHomes available and secure but do not promise uninterrupted service or that every listing, user response or transaction will meet your expectations. To the extent permitted by law, liability is limited consistently with the nature of the marketplace service and these Terms do not override statutory rights that cannot be limited.
Changes and contact
We may update these Terms when the marketplace or legal requirements change. Material changes will be published with a new updated date. Questions about the platform or these Terms can be submitted through the GreekHomes contact page.
