Where Should Foreigners Buy Property in Greece? A Practical Location Checklist

Use a practical checklist to compare Athens, Crete, the islands, and mainland regions by access, services, rental demand, resale depth, and personal fit.

Where Should Foreigners Buy Property in Greece? A Practical Location Checklist

The best place depends on the job

There is no single best place to buy in Greece. Athens may suit year-round access and resale depth. Crete may suit lifestyle and long seasons. The Peloponnese may suit value and land. Islands may suit beauty but can bring seasonality and higher maintenance.

Start with the job the property must do.

Choose by use case

  • Holiday home: focus on flights, access, healthcare, and winter usability.
  • Rental property: focus on legal rental use, demand, management, and net yield.
  • Retirement home: focus on services, community, transport, and climate.
  • Golden Visa asset: focus on eligibility, liquidity, and rules.
  • Long-term investment: focus on resale depth and infrastructure.

Location checks

Visit at the wrong time of year. A beach village in August can feel very different in February. Check noise, parking, road access, water pressure, internet, heating, and local services.

Ask how long similar properties take to sell. A cheap property in a thin market can be hard to exit.

Visit like an owner

Look beyond the view. Test the road at night. Check winter flights. Ask about water supply, waste collection, heating, damp, and local trades. Walk to shops, beaches, and transport rather than judging distance on a map.

For island homes, ask how repairs work outside peak season. A small job can take longer if parts and trades have to come from another island or Athens.

Practical buyer tip

Score each area from 1 to 5 on:

  1. Access.
  2. Legal clarity.
  3. Resale demand.
  4. Rental demand.
  5. Year-round services.
  6. Maintenance risk.
  7. Personal fit.

Then compare the score with the price. The best buy is not always the cheapest. It is the one that fits your use and risk.

Start with the life you want, then choose the market

A foreign buyer can easily spend months comparing listings in Athens, Crete, Corfu, the Cyclades and the Peloponnese without answering the question that matters most: what must the location do for you?

Permanent residence, seasonal use, family holidays, long-term rental and investment all create different priorities.

The right location should work for everyday ownership as well as the first holiday impression.

Measure access door to door

Do not write "near an airport" on your shortlist.

Record the real journey from the property to the terminal, including local roads, parking, ferry transfer or domestic connection.

If you expect friends or family to visit, test the journey from their perspective too.

A property that is technically accessible can still be inconvenient enough to reduce how often it is used.

Check winter services

Summer resort activity can hide how seasonal an area is.

Ask what remains open in January: supermarket, pharmacy, medical services, restaurants, hardware store, trades and public transport.

Quiet winters can be a feature, but only if that is what you want.

Athens: urban depth

Athens can suit buyers who value international access, healthcare, culture, transport and a broad permanent population.

But neighbourhood choice matters enormously. A central apartment, northern-suburb home and Riviera property should be evaluated separately.

The Athens vs Islands vs Mainland guide provides a structured comparison.

Crete: regional variety on one island

Crete is large enough to contain major cities, resort areas, mountain villages and rural markets.

A buyer can choose between Chania, Rethymno, Heraklion, Lasithi and many smaller local markets without leaving the island.

Read the Crete foreign-buyer guide before treating it as a single market.

Corfu and Kefalonia: two different Ionian propositions

Corfu combines a major historic town, established resorts and villages. Kefalonia is larger and more dispersed, making driving times and micro-location especially important.

See the dedicated guides to Corfu and Kefalonia.

Peloponnese: mainland access with coastal lifestyle

The Peloponnese can appeal to buyers who want beaches, stone villages and historic towns without depending on island transport.

Nafplio, Messinia, Mani, Laconia and Arcadia are distinct markets.

The Peloponnese buyer guide explains how to narrow the region.

Smaller islands: test logistics before romance

A smaller island can offer a powerful sense of place and limited supply.

It can also mean ferry dependence, seasonal flights, fewer specialist trades and a thinner resale market.

Use the Greek Islands Property Guide to compare access, winter services, maintenance and rental season.

Compare market data carefully

Bank of Greece provisional Q2 2026 figures show apartment prices nationally up 5.5% year-on-year. Athens was up 5.0%, Thessaloniki 4.7%, other cities 5.4% and other areas 7.1%.

These categories are broad. They do not tell you the fair value of a specific island village or neighbourhood.

Use national data to understand direction and local evidence to judge price.

Test the microclimate

Two properties in the same municipality can have very different wind, sun, humidity and winter comfort.

Check orientation, shading, drainage, road exposure and elevation.

For a permanent home, visit or investigate the property with winter conditions in mind.

Understand the housing stock

Some locations offer mostly apartments; others are dominated by villas, village houses or rural land.

Your preferred property type can therefore narrow the location choice.

Rental demand is not the same as tourism popularity

A famous destination can have high peak rates but a short season and expensive management.

A less famous city may offer steadier long-term demand.

Identify the actual renter: tourist, student, local worker, expatriate, domestic holidaymaker or long-term resident.

Then test the economics after all operating costs.

Think about resale

Ask who the natural next buyer is.

A mainstream city apartment can have a broad domestic audience. A remote villa may rely more heavily on international buyers. A traditional village house can be desirable but slow to sell.

Liquidity is one factor among many, but it should be understood before entry.

A 10-point location score

Score each shortlisted area from one to five for: international access, winter access, healthcare, groceries, walkability, climate, property quality, maintenance, rental depth and resale audience.

Then weight the scores according to your actual purpose.

The exercise is simple, but it stops a beautiful listing from deciding the location for you.
